In a Buyer's market there is a lot more competition and Buyers have plenty of choices and room to negotiate, forcing you to be very competitive when setting your price.
Here are some of the steps I will take to find your perfect home:
Determine Your Wants and Needs This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. Throughout the buying process I will maintain your confidentiality and represent your best interests.
Help You Get Pre-Qualified
This step will show you how much you can afford. This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with.
Home Shopping I will use every available method to locate a property that matches your search parameters. This will include properties listed with my office, offered through other real estate companies, as well as unlisted properties. I will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, I will assist you in writing an offer and act as a liaison between you and the seller. |

My steps to representing the buyer- The Right Way!
The buyer’s agent is responsible for crafting, presenting, writing a proper contract for, and prompting acceptance of a good offer.

My first step is to guide you toward a competitive offer once the home has been selected. I will perform at least a quick competitive market analysis, or CMA, to determine the value of the property. Among the factors that I will weigh is the home’s current value based on the value of comparable properties, regional housing inventory levels, and the competitive nature of the current marketplace. My findings will help you arrive at a reasonable price decision and help make a competitive offer.
- Once we have arrived at a competitive price to offer, my primary job as your representative is to properly prepare the contract I will present on your behalf to the sellers. My goal is to protect you by writing terms and conditions that convey your intentions and your goals.
- For most people, a home purchase represents the largest investment they make, the biggest purchase in their lives, the greatest and longest-lasting debt they assume. The purchase agreement I write will protect you by addressing every issue – the price being offered, the items to be included in the purchase price, the amount to be deposited, the closing date, the date the offer becomes null and void, and any condition that accompanies the offer, including contingencies based on the outcome of inspections, approval of financing, acceptance of insurance costs and personal property transferring with the sale or other issues.
- When we are ready to present to the sellers, I will present the offer for you as the best in the marketplace. Presenting the offer favorably to the seller can mean the difference between us or other bidders buying the house. I will assume a position of strength by presenting your financial capacity, superior commitment, motivation, and even try to make a human connection (if you would care for me to do so). I will always attempt to swing the negotiation in favor of you. For some sellers, a human connection is the tipping point in choosing one set of buyers over others. For example, an offer from a family the sellers imagine will re-create their cherished memories in the home may trump another offer that is absent the human connection, even if the offer results in equal or even slightly less money.
